5 Low-Cost Fixes That Pay Off Before You Sell

November 7, 2026 · Michael Barillari, Broker

When sellers ask what they should do before listing, they often expect us to say "renovate the kitchen." We almost never do.

The short answer: paint, lighting and small repairs return the most. Fresh neutral paint, bright modern light fixtures, fixing leaky taps, cracked tiles and worn caulking, and a tidy front yard cost little and change how buyers see the home. Big projects like a new kitchen rarely pay back their full cost right before a sale.

Here are the five fixes we put on almost every seller's list, and why they work.

Why small fixes matter so much

Most buyers see your home online before they see it in person. The photos are the first showing. A scuffed wall, a dark hallway or a dripping tap shows up in photos and in person, and buyers start adding up what else might be wrong.

Small fixes buyers notice pay for themselves. They don't make your home bigger. They make it look cared for, and that's what buyers pay for.

1. Fresh, neutral paint

Paint is one of the cheapest ways to make a room feel new. A neutral colour helps buyers picture their own furniture and their own life in the space, and it photographs cleanly.

Start with the rooms buyers see first and the walls with the most wear: the front hall, the main living space, the kitchen and the stairs. Touch up scuffs on baseboards and trim while you're at it.

2. Brighter lighting

Dark rooms feel smaller. Bright, modern light fixtures and fresh bulbs change how a room feels, on showing day and in photos.

  • Replace dated fixtures in the rooms that matter most.
  • Replace every burnt-out bulb. It's the easiest fix on this list.
  • On photo and showing day: lights on, blinds open.

3. Small repairs

These are the things buyers notice on a walk-through:

  • Leaky taps
  • Cracked tiles
  • Worn caulking
  • Scuffed walls
  • Loose handles on doors and cabinets

None of them costs much on its own. Left alone, together they tell a buyer the home hasn't been looked after.

4. A deep clean, a declutter and fresh air

This one costs almost nothing but time.

  • Deep clean: inside the appliances, showers, windows, baseboards and carpets.
  • Declutter: clear the counters and closets, remove extra furniture and put away personal photos. Buyers need to see the space, not your things.
  • Air it out: fresh air before showings, no pet or cooking odours, and a new furnace filter.

A clean, uncluttered home looks bigger in photos and feels bigger in person.

5. Curb appeal

The outside of your home is the first thing buyers walk past, and often the first photo they see.

  • Cut the lawn and tidy the gardens.
  • Clean up the driveway.
  • Freshen the front door.
  • Clear the eavestroughs.

A tidy front yard is one of the low-cost fixes that returns the most.

What to skip

Skip the expensive renos. You rarely get back what a big renovation costs, and a new kitchen right before a sale usually isn't worth it. Put your money into the five fixes above instead.

The same goes for staging: it doesn't have to be a big spend. It ranges from a few hundred dollars for a consultation using your own furniture to several thousand for a vacant home, and we'll tell you which rooms matter most.

How we help

Every listing with us starts the same way. After the pricing meeting, you get a short list of repairs, paint and decluttering, plus a staging consultation. Then our own media team at Toronto Property Media shoots the photos, drone, video and twilight shots, so the work you put in shows up online. You can see every step in our seller guide and how we shoot a home on how we market your home.

What this means for you

  • Paint, lighting and small repairs first. They return the most.
  • Clean, declutter and air it out. It costs time, not money.
  • Don't forget the front yard. It's often the first photo.
  • Skip the big renovation. It rarely pays back before a sale.
  • Know your number. Our cost to sell calculator shows what you'll walk away with, and our free pre-listing checklist lets you tick off every step.
